Services

  • A committed, skilled and educated portfolio manager are appointed to your Body Corporate/Home Owners Association.
  • Preparation and delivery of monthly statements by e-mail or post.
  • Collect the monthly levies from owners and other income due to the Body Corporate/Home Owners Association. All monies will be deposited into a banking account administered by GS Management.
  • Arrange quotations with professional firms or contractors for repairs and maintenance of the common property.
  • Pay salaries, wages, PAYE, UIF etc.
  • Pay the annual / monthly insurance premiums.
  • Process / submit all insurance claims on behalf of the Body Corporate/Home Owners Association to their duly appointed insurance
  • Keep full records of the administration.
  • Undertakes on behalf of the Body Corporate/Home Owners Association to.
    • Pay all expenses incurred in the administration of the Body Corporate/Home Owners Association.
    • Process all payments and receipts.
    • Prepare and submit to the Trustees monthly statements of receipts and expenditure and includes an analysis of debtors’ balances.
    • Arrange the annual audit with the auditor / accounting officer for consideration at the Annual General Meeting.
    • Prepare an annual estimate budget for submission to the Trustees and the Body Corporate/Home Owners Association, for their amendment / approval and the determination of monthly levies.
    • Manage surplus funds after payment of creditors.
  • Maintain the statutory records such as minute books, attendance registers, rules, insurance policies and all other records and files.
  • Draft and dispatch of circulars, notices, agendas, proxies and nomination forms for General Meetings of owners.
  • Draft and dispatch notices for meetings of the Trustees.
  • Attend all the General Meetings of the Body Corporate/Home Owners Association.
  • Keep proper minutes of all the meetings.
  • Supplying Levy Clearance Certificates for transfer of ownership.
